​​Palmetto & Cannon Properties, LLC is a family-run real estate development company based in Charleston, SC.  Our mission is to renovate distressed or abandoned homes in the underserved areas of Charleston's historic district using sustainable building methods.  Wherever possible, we "upcycle" or repurpose building materials original to the house into new architectural elements of higher value. The finished product is a style of vernacular architecture we call "Modern Historic" -- an historically-accurate exterior envelops a modern, open floorplan, juxtaposing contemporary interior finishes with exposed original timbers, vintage flooring and historic brickwork.  This aesthetic affords the dweller both historic charm and a modern sensibility.

Our mission is exemplified in our pioneering project, "Amherst 4", an 1880s Charleston Single house located at the corner of East Bay and Amherst streets in Charleston's historic Eastside neighborhood.  At A4, original flooring has been upcycled into a beautifully "distressed" accent wall; four previously-hidden fireplaces have been exposed and repointed; heart pine studs from former interior walls find new life as handrails and a vintage kitchen island; original piazza planking has been reborn into sliding barn doors; former floor joists form the treads on a floating staircase; and an original brick water cistern located underneath the house has been repurposed into a wine cellar accessed through a glass hatch in the kitchen floor.
